A rent agreement is a boring document until the day you need it. Three clauses decide most disputes: the lock-in period, the notice period, and the deposit-return terms.
Lock-in binds BOTH sides — leaving early inside it usually costs the remaining months or the deposit. Notice period is separate: after lock-in, either side exits by giving written notice, and a WhatsApp message counts only if the agreement says so.
On deposits, insist the agreement names a return WINDOW after handover and the deduction heads allowed. 'Subject to inspection' with no timeline is how deposits disappear; a dated handover note with photographs is how they come back.
Register the agreement where your state requires it, and keep rent receipts or bank trails. The tenant with paper wins arguments the tenant with memory loses.
