Start at the top: clear terrace and balcony drain outlets, and check the slope actually carries water to them. A choked outlet turns a terrace into a shallow pool, and standing water finds every hairline crack.
Walk the walls next. Damp patches from last year mark exactly where sealant is needed now. Outside, trim branches resting on wires or the roof — wind plus wet foliage is how cables come down.
